The Oaks at Schmitt Farms Community Association is an administrative entity created by the developer with the lot/homeowners as its members. The association holds homeowners to a high standard and makes sure the neighborhood is well looked after. This makes the area a desirable place to live while maintaining or improving your home’s value. The association also maintains the common areas of the neighborhood. It creates a budget and assesses annual dues to pay for the maintenance. Enforcement of the architctural requirements and other rules is also performed by the association.
The developer of The Oaks at Schmitt Farms initially controls and appoints the Board of Directors consisting of 3 to 5 persons. The Board of Directors directs activities of the association within the parameters set by the By-Laws of The Oaks at Schmitt Farms Community Association, Inc. and the Declaration of Covenants, Conditions and Restrictions of The Oaks at Schmitt Farms. Once 75% of the lots are sold by the developer, control of the association will be turned over to the homeowners.
